When qualifying for a home loan, the documentation requirements vary depending on the type of mortgage you are applying for, employment and income, assets and other individual aspects of your application that could impact your ability to qualify. Every situation is a little different, but we have compiled a list of supporting documents that are required for the most typical situations we encounter.

Most common supporting documents required for all applicants & loan types

  • Most current 2 years of W2s or 1099s
  • Most current pay stubs covering a full 30 day pay cycle
  • Most recent year-end pay stubs for prior two years (only if you have variable income such as bonus income, commission income, hourly pay, or overtime)
  • Clear copy of your driver’s license or valid photo ID
  • Most current two monthly issued checking, savings & investment account statements.

Additional documents for special situations

  • Most current three years of filed federal tax returns – all pages required
  • Most current monthly mortgage statement and or home equity line of credit statement
  • If you do not have an escrow account- proof of current home owners insurance
  • If you have a condo or HOA fee – Most current invoice for dues
  • Most current two years filed federal tax returns – all pages required
  • Most current annual pension awards letter or annuity statement
  • Most current annual social security awards letter
  • Certificate of Eligibility (COE) – if you do not have access to it, we can obtain one for you
  • DD214 Discharge form
  • Most current two years filed federal tax returns – all pages required
  • Year-to-date profit & loss statement
  • Most recent three months business bank statements to validate the profit & loss
  • Most current two years K-1 income statements – if applicable
  • Most current two years business tax returns – (if you are greater than 25% owner and file business returns)
  • Divorce decree & separation agreement – all pages required
  • Offer letter confirming employment compensation, job title & start date
  • Visa, resident ID, or work permit
  • Completed gift letter – we will provide
  • Proof of receipt of gift funds (updated bank statement)
  • Verification of funds coming from gift donor’s account (Donor’s full monthly bank statement, or wire transfer confirmation receipt)
  • Copy of the gift check – if applicable
